The courses required in order to become a Realtor® include:

REAL ESTATE ASSOCIATES PROGRAM (REAP)

Effective June 1, 2007, the Real Estate Associates Program replaces the Real Estate Agent’s Program. The new program includes a broader range of content and more in-depth information relevant to the real estate industry. This program includes vital updates affecting the daily business practices of real estate associates and meets or exceeds the education standards established by the Alliance for Canadian Real Estate Education and the Canadian Real Estate Regulators.
This comprehensive course has been divided into three phases, including Introduction to a Career in Real Estate, Fundamentals of Real Estate and Real Estate Areas of Practice.

1. What is REAP?

7. What are the prerequisites for Phase 2?
You must hold a Canadian high school diploma or equivalent. You will be asked to submit an official transcript, which must be sent directly to AREA from the institution you attended. Click here for more information on prerequisites. There are however, no prerequisites for Phase I (see below for more information).
8. Is REAP available through distance delivery or online?
REAP is currently available through classroom delivery at the Calgary Real Estate Board.

PHASE I: Introduction to a Career in Real Estate *

This course is available for anyone interested in a career in real estate to obtain valuable information to help you make an informed decision whether to become a real estate agent. If you would like to pursue a career in Real Estate after completing this course you will then be required to write an exam in order to qualify to register in the Real Estate Agents program.
Effective January 1, 2006 the Introduction to a Career in Real Estate course is a prerequisite for the Real Estate Agents’ Program (REAP). Anyone wanting to register in REAP will be required to complete the Introduction and pass the course exam first. There is no prerequisite to take the Introduction but proof of a high school diploma is a prerequisite for REAP.

The Introduction to a Career in Real Estate consists of three parts. The first part is self-study covers the role the real estate industry plays in the economy, the breadth of the industry and its various sectors, occupations within real estate and industry organizations. The second part of the course takes place in class and focuses on what it is like to work as a real estate agent. There will be information on personal considerations, financial facts and day-to-day responsibilities of working in the industry. The structure of licensing, agency relationships and skills required by an agent will be covered. The third part is the one and a half hour exam

Introduction to a Career in Real Estate $125.00
On-Line Exam $57.75 to be paid by credit card at the beginning of the exam
Total cost $182.75
* There are no prerequisites for Phase I


PHASE II: Fundamentals of  Real Estate*

16 days full-time & one 3-hour exam:
Section 1 (2 days): includes; interpersonal relationships and communication; Handling conflict & negotiations; planning & time management; marketing; sales process; & technology.
Section 2 (1 day): Financing real estate transactions
Section 3 (6 days): Contract law; representation relationships; title registration; land use controls; & condominiums
Section 4 (3 days): Real Estate Act
Section 5 (2 days): Environmental issues; insurance and loss prevention
Section 6 (1 day): building construction; types; & measurement
The last day of the course will be spent on review for the exam.

Candidates must complete Phase II with 90% attendance rate & pass exam with a minimum of 70% before beginning Phase III.

Costs:
Fundamentals of Real Estate: $1,595.00 with GST
On-Line Exam $78.75 with GST to be paid by credit card at the beginning of the exam
Total cost $1673.75

*The prerequisites for Phase II are: the successful completion of Phase I
as well as a high school diploma or equivalent


PHASE III: Real Estate Areas of Practice *


19 days full-time & three 3-hour exams after each section:

Section 7 - Residential (7 days): role of industry member; property evaluation; working with sellers; working with buyers;  completing the transaction

Section 8 - Commercial (7 days): role of the industry member; property evaluation; working with sellers/landlords; working with buyers/tenants; investment; leasing; completing the transaction; case studies

Section 9 - Rural (5 days): role of the industry member; agricultural property features; working with sellers; working with buyers; completing the transaction; case studies

Candidates must complete Phase III with 90% attendance rate & pass exam with a minimum grade of 70%. Before applying for licensing

Costs:
Real Estate Areas of Practice: $2,085.00
On-Line Exam $236.25 to be paid for by credit card at the beginning of the exam
Total cost $2321.25

CALGARY REAL ESTATE BOARD (CREB®) ORIENTATION


After completing the Real Estate Associates Program, the next step is to become a Member of the Calgary Real Estate Board in order to gain access to the MLS® Service. You must only take the Orientation if you are going to work for a firm that is a member of the CREB®
The CREB® Orientation Course is a mandatory 3 day program that you must complete in order to gain Membership into the Calgary Real Estate Board.
To register for the Course, you MUST first obtain sponsorship from a brokerage that is a member of the Calgary Real Estate Board. To enroll in the Orientation Course, you must forward the signed sponsorship form available from your broker with payment of the non-refundable Course Fee of $210.00 to the CREB®  either by fax or in person.
Once you have completed the Orientation Course and your broker/manager has registered you with RECA, you will need to fill out all a membership application forms and pay the balance of the fees. You will be granted full membership privileges upon successful attainment of the 70% mark required to pass the Orientation Course.
Course Fee: $210.00 (non-refundable)

When you enroll for the Orientation Course, a non-refundable fee of $210.00 is required for registration. Once you have completed the Orientation Course and your broker/manager has registered you with RECA, you will need to fill out all the membership application forms and pay the balance of the membership fees as outlined in the Costs to Become a Realtor® section.

Candidates are reminded that if they do not become a member within one (1) year they will be required to re-take the course and pass the exam before applying for membership.
CREB® Orientation - Course Outline
Day One & Two -- Consists of two practical workshops in which you will review documents (such as Listing Agreements, Purchase Contracts and supporting documents) that you will use in your day to day practice. You should bring a calculator and pen for these sessions. For the last hour of each day, you will be required to write an exam, which will test your knowledge of the information that has been presented to you during the workshops. The grade that you obtain on these two exams will represent 70% of your final grade.

You will also be introduced to the administrative functions of the Calgary Real Estate Board, the By-Laws and Rules and Regulations as well as the roles of personnel and services that are provided to all of the members of the Board. At the end of Day 2, there will be an Open Book Assignment which will be graded and represents 30% of your final grade.

Day Three - Fundamentals to the MLS System & Hands-on -- The morning is a Power Point Presentation where you will learn to log in and out of the system, perform searches, know shortcuts to get you there faster, search for listings, add a listing, modify a listing and know how to create a prospect for the system. You will then be introduced to the MLXchange system in a 3 hour Hands-on Lab session. Although there is not exam, attendance is mandatory in order to gain membership in CREB®
